**Application Considerations:**

1. **Application Fees:** Please note that application fees are non-refundable. Before submitting your application, ensure that you have thoroughly reviewed the property listing to verify if pets are allowed (if applicable) and if the availability date aligns with your schedule.

2. **Property Reservation:** We can hold properties for up to 2 weeks from their availability date with an approved application and a holding fee. This fee will be applied towards your move-in expenses, such as the first month's rent and security deposit. It is crucial to only pay this fee if you intend to move into the property, as it is non-refundable.

3. **Application Process:** All applicants will undergo a nationwide credit, criminal, and background check. Rental history verification and proof of income (equivalent to 3 times the monthly rent) are also required. Bank statements may be requested for income verification. Depending on the information verified within the application process, applicants may be denied, approved, or conditionally approved with an additional deposit.

4. **Multiple Applications:** Please be aware that we may receive multiple applications for the same property. While we have no control over the number of applications submitted, it is possible that another applicant may secure the property if both applications are approved.

5. **Property Condition:** All properties are rented "as-is," meaning the condition you observed during your showing is the condition you can expect to receive unless otherwise stated in writing. If you choose to rent the property sight unseen, it will remain as-is, and you accept it in its current condition. We strongly recommend visiting the property before renting to avoid any surprises.

**Application Fee: $45.00 per person**

The application fee covers the cost of our comprehensive background check, including credit, criminal, background, employment, and rental history verification. Application fees are non-refundable and valid for 60 days. You may opt to transfer your application to another available property within this time frame.

**Application Agreement:**

By submitting your application, you acknowledge that this is a routine application to establish credit, character, employment, and rental history. This application does not constitute an agreement to rent, as all applications must undergo approval. You authorize the verification of references provided and affirm that the statements in your application are true and correct. You agree that the landlord may terminate any agreement entered into based on any misstatement made in your application.
